Paid out on your behalf
Money we pay to other people
These are not our fees. They are charged by other people. We pass them on at cost and add nothing.
- Search pack — about £300. We order searches early so the buyer is not waiting later. Your buyer normally pays this back on completion. If the sale falls through for a reason outside your control, we carry the cost and you pay nothing.
- Land Registry charges. For getting official copies of your title. The price is set by the Land Registry.
- Bank transfer fee. For moving the money on completion day.
- Management pack (LPE1 or FME1). Leasehold or managed estates only. The price is set by the freeholder or the managing agent.
- Insurance policies. Only if the title has a gap that needs covering. We tell you the price first.
Your conveyancer tells you the cost of each one before it is spent. Every amount appears on your draft completion statement before contracts are exchanged.
Only if your sale needs it
Extra legal work
Some sales need work a normal sale does not. We only charge for these if your sale needs them, and we tell you the price in writing first. Nothing starts without your say-so.
- Leasehold. Extra work when the property is a flat or has a lease.
- Mortgage redemption. Paying off a mortgage on completion.
- Discharging a second or later charge. Clearing any other loan secured on the property.
- Title amendments. Changing a name, correcting an address, or removing something from the title.
- Unregistered title. The property has never been registered, so the old deeds have to be read and the title proved.
- Title split or transfer of part. You are selling only part of what you own.
- Lease extension. Agreed with the freeholder, or through the statutory route.
- Shared ownership. Selling a share rather than the whole property.
- Help to Buy redemption. Repaying a Help to Buy loan on completion.
- Drafting a tenancy agreement. Only if there is a tenant staying on.
- ID and anti-money-laundering checks. We have to do these by law on every seller.
If something here applies, your conveyancer gives you a fixed price before any of it starts. You agree it, or you do not.
Only if you ask
Services you choose to add
An empty house sometimes needs work before it can sell. None of this happens unless you ask for it in writing, and we agree the price with you first.
- EPC. £200 for an EPC and a condition report, or £120 for the EPC on its own. One is needed by law before a house can be marketed.
- Clearance and cleaning. Quoted per property, after we have seen it.
- Key safes, lock changes, drain downs, heating services, electrical tests and surveys. Quoted one at a time, only when you ask.
- Renovation before sale. We pay for this up front and take the cost back out of the sale, plus 20% of the uplift. See Renovate for Sale.
Questions
The things people ask about the extras
Could I be charged for something I did not agree to?
No. We tell you the price of anything extra in writing, and you agree it, before the work starts. Only fees you have agreed, and that are properly due, come out of the sale money.
When do I find out the full picture?
Your conveyancer sends you a draft completion statement before contracts are exchanged. It lists every single amount. If you think something on it is wrong, tell us, and we will not take it out of the sale money while it is in dispute.
What happens to the search fee if the sale falls through?
If it falls through for a reason outside your control, we carry the cost and you pay nothing. You only cover it if you take the house off the market, sell it through someone else, or ask us to stop acting.
I am selling as an executor. Am I personally on the hook?
No. Where you sign as the personal representative of someone who has died, we look only to the estate for our fees, not to your own money. That is written into the agreement.
Is this every possible charge?
It is everything we see on a normal sale, and almost every sale sits inside this page. Properties are all different, so if yours needs something that is not here, we will tell you what it is and what it costs before it starts.
Not sure which of these apply to you?
Tell us about the property and we will go through it with you, before you sign anything.
